We were out an about again this weekend looking for properties for our various investor and upgrader clients and attended an auction at Unit 2/67 Flinders St, Thornbury.

This 2 bed unrenovated property is walking distance to High St shops, Pender Park and trams.

With its own street frontage and facing the slightly busy St David Street, this property was a great opportunity for an investor or first home buyer wanting to enter the market, provided they were prepared to do some work.

Key features:

Spacious tile roof strata title villa unit conveniently
located close to schools, shops, transport.
Comprising 2 bedrooms with built in robes, separate lounge room
(gas heater) and large kitchen.
Features central bathroom, seperate laundry.
Property currently leased month/month tenancy.
Suit 1st home buyer, owner/occupier investor.

With land being common, no body corporate in place and the tenant paying a poultry $180 per week, this property was definitely not going to suite the inexperienced.

The auctioneer began his preamble and talked up the trendy area and the fact that the unit next door sold only months earlier for $540,000, but renovated.

There were 30 odd onlookers in the crowd, hoping to either snag a bargain or help their kids get into the market. I noticed a number of baby boomer parents with their kids at the side hoping to secure the property. It is now evident that entry into Melbourne’s property market is impossible without the help of someone funding the deposit and maybe even the costs.

The bidding as usual stalled initially with the auctioneer looking for an opening bid above $400,000. Once the crowd woke up a volley of $10,000 bids among 3 bidders pushed the price all the way up to $480,000 within minutes. The agent then went in for instructions only to call it on the market moments later. With no further bidding entered into, the property sold for $480,000.

We recently engaged Peter Sarmas from Street Advocate to help us sell our rental property in Melbourne. Peter interviewed three agents, and helped us select one. I then engaged Peter's services to sell our family home in Burwood. We have used Peter on 3 occasions now. We have found him to be a strong advocate, he has tailored a specific strategy to the circumstances of each sale and we have achieved a better-than-expected result each time. He doesn't charge (his fee comes from the agent). We have always felt overwhelmed when dealing with real estate agents directly, uncertain about whether our interests are at foremost in all considerations.
