Two weeks in a row we have turned up to auctions where the number of buyers has been very strong. This time we found ourselves in the leafy suburb of Glen Iris.

Bidding for my buyers Tim and Annaliza, we had conducted extensive due diligence on the property to determine any issues with the contracts (which there were), structural integrity of the property and sale price. It was definitely one of the best homes I had inspected in 20 years. Only two years old and a high quality build, this three bed plus study and 2 living area home was a rare find. The problem was 100 other people who turned up to the auction thought the same.

Quoted at over $2mil we expected the property to be worth between the range of $2.5-$2.7mil based on per square meter price for that type of property in the area. Four buyer advocates thought otherwise. With an opening bid of $2.6mil the property quickly hit the market at $2.7mil and continued north between advocates, then buyers in $50,000 rises, finally selling for $2.902mil. No hint of a recession on this property.

For those of you wondering, I would love to say that property prices are slowing and bidders are thinner on the ground but that hasn’t been my experience so far. If anything things have heated up for quality properties.
