Two weeks in a row we have turned up to auctions where the number of buyers has been very strong. This time we found ourselves in the leafy suburb of Glen Iris.

Bidding for my buyers Tim and Annaliza, we had conducted extensive due diligence on the property to determine any issues with the contracts (which there were), structural integrity of the property and sale price. It was definitely one of the best homes I had inspected in 20 years. Only two years old and a high quality build, this three bed plus study and 2 living area home was a rare find. The problem was 100 other people who turned up to the auction thought the same.

Quoted at over $2mil we expected the property to be worth between the range of $2.5-$2.7mil based on per square meter price for that type of property in the area. Four buyer advocates thought otherwise. With an opening bid of $2.6mil the property quickly hit the market at $2.7mil and continued north between advocates, then buyers in $50,000 rises, finally selling for $2.902mil. No hint of a recession on this property.

For those of you wondering, I would love to say that property prices are slowing and bidders are thinner on the ground but that hasn’t been my experience so far. If anything things have heated up for quality properties.

We recently engaged Peter Sarmas from Street Advocate to help us sell our rental property in Melbourne. Peter interviewed three agents, and helped us select one. Peter then did an amazing job in organising trades to renovate the old weatherboard home in just 10 days, including repainting the inside of the house, landscaping the neglected garden, putting up a rear fence, and staging the property with a furniture stylist. Peter came highly recommended to us by friends who had benefited from his expertise. His advice, which costed us nothing, ensured that we got the best price possible in the quickest time. First he advised us on what to do to ensure a good presentation and helped get us experts for this where needed without wasting money. Then he interviewed three potential agents with us which ensured that we got the right company and person to do the job. At the first open he acted on our behalf to work with the agent to get an excellent price. Throughout, he kepy our interests as his top priority and he kept in regular contact to reduce stress. Peter chose the right agent, negotiated great terms, managed and advised me throughout the sale process without my having to speak to the agent. He also helped develop the marketing strategy and how best to present the house, resulting in much buyer interest, a great number of inspections and an auction result that exceeded our expectations.

I engaged Peter Sarmas of Street Advocate to find the best and most appropriate agent to sell a derelict house in Hawthorn for a deceased estate. I then engaged Peter's services to sell our family home in Burwood. We have used Peter on 3 occasions now. We have found him to be a strong advocate, he has tailored a specific strategy to the circumstances of each sale and we have achieved a better-than-expected result each time. He doesn't charge (his fee comes from the agent). We have always felt overwhelmed when dealing with real estate agents directly, uncertain about whether our interests are at foremost in all considerations.
